How do I enroll in the Residents Benefits Package? 

As a Tenant with Real Property Management Prestige, you are automatically enrolled into the Resident Benefits Package upon signing a lease! No action is needed unless you prefer to purchase your own renters insurance policy.

Can I opt out of the Resident Benefit Package? 

Yes – But only the Insurance Portion. If Tenant prefers, the Tenant may find, purchase, and maintain another policy that satisfies the Landlord’s requirements. The Resident Benefits Package monthly amount will be adjusted by $48.95 per month to $38.00 per month..

 

The Lease requires Tenant obtain liability coverage of at least $100,000 in property damage and legal liability from an A-rated carrier and to maintain such coverage throughout the entire term of the lease agreement. Tenant is required to furnish Landlord evidence of the required insurance prior to occupancy, at the time of each lease renewal period, and upon request.

To satisfy the insurance requirement, Tenant may either (1) be automatically enrolled into a policy that satisfies the coverage requirements as part of the Resident Benefits Package; or (2) obtain alternative liability coverage from an insurer of Tenant’s choice. The option Tenant chooses will not affect whether Tenant’s lease application is approved or the terms of Tenant’s Lease.

Option 1: Do nothing. Tenant will be automatically enrolled into an insurance policy as part of the Resident Benefits Package. No further action is required. Coverage will begin on the effective date of Tenant’s lease and continue throughout the lease term. Please refer to the evidence of insurance that is supplied for additional coverage details. The Resident Benefits Package monthly rate will be adjusted by the premium amount in the policy.

Option 2: Buy a policy. If Tenant prefers, Tenant may find, purchase, and maintain another policy that satisfies the Landlord’s requirements. The Resident Benefits Package monthly amount will be adjusted accordingly. Visit http://insurance.residentforms.com/ and follow the instructions listed there to provide evidence of the required insurance coverage to your Landlord.

Please be sure that your policy meets the following criteria prior to submitting:

  • Policy is purchased from an A-rated carrier
  • Policy meets or exceeds the required $100,000 in property damage and legal liability
  • Real Property Management Prestige is listed as additional interest
  • Real Property Management Prestige address is listed as: PO Box 660121 Dallas, TX 75266

It is Tenant’s responsibility to pay premiums directly to your insurance provider. If the policy is terminated or lapses, Tenant will be subject to a lease violation fee of $50 and agrees to be subsequently enrolled into the policy referenced in Option 1 above.

How does it work? 

Real Property Management Prestige maintains the sizes and quantities of air filters in each property and we partner with Second Nature to ship these specific filters to your doorstep every 30 days.

What are the benefits to changing your air filter?

  • Improved Air Quality: Regularly changing the air filter helps remove dust, pollen, pet dander, and other airborne particles from the air. This leads to cleaner and healthier indoor air, which is especially important for people with allergies or respiratory issues.
  • Increased Energy Efficiency: A clean air filter allows your HVAC system to operate more efficiently. When the filter is clogged with debris, it has to work harder to push air through, leading to increased energy consumption and higher utility bills. By changing the filter regularly, you can reduce energy costs.
  • Enhanced Comfort: A clean filter helps maintain consistent airflow and temperature throughout your home. When the filter is clogged, you may experience uneven heating or cooling, leading to discomfort in different areas of your house.
  • Prevents System Damage: Over time, a dirty air filter can allow dust and debris to accumulate on sensitive HVAC components, such as the blower motor and evaporator coil. This buildup can lead to system malfunctions and costly repairs.

What type of air filters do you receive? 

Our providers at Second Nature supply high quality air filters that are recommended by HVAC manufacturers.

What do you do with the air filters? 

Upon delivery of the air filters, just unpack them and replace the old ones with the new ones each month. If you need assistance in changing them, we will be glad to send a handyman out to change them for you at your expense.

What happens if I do not replace my air filters? 

  • In addition to losing the benefits for changing your filter, it is also a lease violation. A lease violation could result in a non-renewal of your lease, or penalties for defaulting as outlined in your lease agreeement.
  • Each air filter has a coding system that is dated for when the filter is delivered, so upon inspection it will be apparent that the filter was not changed.
  • If you do not change your air filters, and the HVAC unit is damaged as a result of dirty air filters, you will be responsible for the cost of the damage.
