Tenant Screening Criteria & Disclosure
Please read all criteria carefully before submitting an application. Approval is based on the standards outlined below. Submission of an application confirms acknowledgment and acceptance of these criteria.
Each adult applicant (18+) must pay a nonrefundable $65 application fee, unless otherwise required by law.

- Applications must be complete, accurate, legible, and verifiable.
- Missing or unverifiable information may result in denial or lease termination.
- Applications are not reviewed until all required documents are received, including income verification and valid photo ID.
- Application information may be reviewed by Real Property Management Prestige staff and the property owner, at our discretion.
- Multiple applications may be considered for the same property.
Real Property Management Prestige complies with all Federal Fair Housing laws and does not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, creed, marital status, public assistance, ancestry, sexual orientation, affectional orientation, or any other protected class.
Identification: Each applicant is required to provide a copy of a legible Government issued photo identification card. A photo of your identification card can be uploaded to your application.
Income Verification: Household Income must meet ONE of the following:
- Gross Income 3 times the rent (verified with any two of the following: 3 most recent pay stubs, 3 most recent bank statements, past two years of tax returns, or a current employer letter)
- Net income at 2.5 times the rent using secure bank-link verification within application.
Self-employed applicants must provide a CPA financial statement or two years of tax returns plus recent bank statements. Military applicants must provide a current LES and documentation confirming ability to complete a 12-month lease. Retired or fixed-income applicants must provide award letters and recent bank statements.
Employment: Applicants must provide employer information and have at least 6 months with their current employer, 2 years of verifiable employment history, permanent or full-time status, and no gaps over 60 days. Conditional approval may be considered for shorter job tenure, less than 2 years of history, verified new job offers or relocation, employment gaps with explanation, self-employment under 2 years, or unemployment with 12 months of rent in savings. Exceptions require manager review and supporting documentation, and approval is not guaranteed.
Residence History: Applicants must provide 3 years of verifiable rental history with accurate landlord contact information. References must be from unbiased sources, and we verify dates, payments, and property conditions. Homeownership is verified through credit and mortgage history. Automatic denial applies for any eviction filing or eviction within 5 years, unpaid landlord or utility balances, landlord-related collections, more than 3 late payments in the past year, 2+ NSF payments in the past year, or a recent notice to vacate or unlawful detainer. Broken leases are reviewed case by case and may require manager approval and an additional deposit.
Criminal Background:**** All adults (18+) will be screened through criminal databases, sex offender registries, and terrorist watch lists. Applicants required to register as sex offenders are automatically denied. All other criminal history is evaluated case by case based on the nature and severity of the offense, time since conviction, rehabilitation, and relevance to tenancy. Management may deny applications or require additional conditions (increased deposit, co-signer, prepaid rent) based on this assessment. Applicants are encouraged to provide written explanation and supporting documentation such as court records, certificates of completion, employment verification, and character references.
Credit History: Real Property Management Prestige will obtain credit reports for each applicant. You cannot provide this. A combined score of 625 or higher is required, with no major recent collections, write-offs, unpaid landlord or utility balances, and a generally responsible payment history. Automatic denial factors include a combined score below 550, landlord or management collections, unpaid utilities, active bankruptcy or foreclosure, or a pattern of recent 30-day-plus late payments. Past issues like discharged bankruptcy, past foreclosure, or isolated late payments may be considered case by case based on current stability.
Applicants with combined credit scores 620 or below may be approved with a one-time, nonrefundable Risk Mitigation Fee, due at lease signing. This fee does not replace or reduce the security deposit.
Risk Mitigation Fee Schedule:
- 620–600: $300
- 599–575: $600
- 574–550: $900
- 549–500: $1,500
- No Credit Score: $1,000
- No SSN: $1,000
Combined score formula: Add all applicant scores, divide by number of applicants.
IMPORTANT NOTE: Approval is not guaranteed. Applications with combined scores below 620 may still be denied based on other factors.
Qualified applicants may choose to reduce upfront move-in costs by using the Obligo billing authorization service instead of paying a traditional security deposit equal to one month’s rent. After passing our screening criteria, applicants receive an invitation from MyObligo.com and complete their authorization using a credit card and checking account. Approval and Monthly fees are set by Obligo. This program is optional, offered case by case, and may be withdrawn for any property at any time.
Applicants who choose this option pay a one-time $95 Processing Admin Fee at lease signing.
Should an applicant request a 6-month initial lease agreement, Real Property Management Prestige charges an additional 20% on top of the advertised rental rate. This is subject to management approval.
Pet policies vary by property, and some owners do not allow pets. When permitted, most homes allow up to two animals unless management approves otherwise.
All applicants must create a profile at https://prestigerpm.petscreening.com/, whether they have pets or not.
No Pets: Complete the no-pet profile at no cost.
With Pets: Submit a full pet application with details, vet info, vaccination records, photos, and documentation for ESAs or service animals. PetScreening assigns a paw score (1–5), which determines the monthly pet fee:
- 1 Paw: $75
- 2 Paw: $65
- 3 Paw: $55
- 4 Paw: $45
- 5 Paw: $35
Service and support animals must be submitted through PetScreening at no cost with proper documentation.
A $100 pet processing fee is charged per approved pet at lease signing. Restricted breeds, if approved, require a separate dog liability insurance policy naming Real Property Management Prestige as additionally insured before move-in.
Tenants may be evicted for misrepresenting any of the above type of dog, as well as for being in possession of any poisonous, dangerous, endangered species or otherwise unauthorized animal. Our animal policies are strictly enforced by our Lease Agreement and can be grounds for eviction.
All residents are automatically enrolled in the Resident Benefits Package at $48.95 per month, billed with rent. Enrollment is required for all leases. The RBP includes (availability may vary by property):
- Quality HVAC air filter delivery directly to your doorstep approximately every 30 days.
- Renters Insurance that meets all lease requirements from an A-rated carrier.
- Move-In Concierge service: one call set up your utility services, cable, and internet services.
- A resident rewards program that helps you earn rewards for paying your rent on time.
- Credit building to help boost your credit score with timely rent payments.
- $1M Identity Protection for all adult leaseholders.
- 24/7 online maintenance reporting.
- Home Buying assistance when the time is right to buy your “forever’ home.
- Online portal: Access to your account, documents, communication and payment options.
- Vetted vendor network: we find technicians who are reputable, licensed and insured.
Note: The monthly RBP fee is all-inclusive. No discounts apply if certain benefits are unavailable due to property conditions, such as lack of HVAC.
Tenants must maintain at least $100,000 liability coverage from an A-rated carrier for the full lease term and provide proof before move-in, at renewal, and upon request. Residents may satisfy this requirement in one of two ways:
Option 1: Automatic Enrollment Do nothing and you will be enrolled in the RBP-provided insurance. Coverage begins on the lease start date and continues through the lease term.
Option 2: Provide Your Own Policy Purchase your own qualifying liability policy and submit proof at: http://insurance.residentforms.com/
Your policy must:
- Be issued by an A-rated carrier
- Meet or exceed $100,000 liability coverage
- List Real Property Management Prestige as Additional Interest

If approved, the RBP cost is reduced to $38.00 per month.
Tenants are responsible for paying premiums directly to their insurance provider. If the policy lapses, a lease violation fee may apply, and you will be re-enrolled in the RBP insurance.
Lease Agreement with Security Deposit:
At approval, the advertised security deposit amount will be required within 48 hours in certified funds.
No Security Deposit Option Lease Agreement:
At approval, the Amount Due to Reserve Property equal to One Month of Advertised Rent will be required within 48 hours in certified funds.
START OF LEASE:
Vacant Homes: Real Property Management Prestige has a policy that all leases on vacant homes must begin within 21 days of application approval. We are unable to hold the home rent free without a lease agreement longer than that time.
Occupied Homes: Real Property Management Prestige will typically advertise a first available date with all of the homes we manage. In some cases, those dates will need to change due to circumstances beyond our control. We ask the approved incoming tenant be flexible in some cases. We understand the burden this can create and strive to advertise a solid date so incoming tenants can plan accordingly.
Lease Preparation Fee: $150 — There is a lease preparation fee of $150 per lease agreement to prepare, forward, and offer the convenience of electronic signatures.
Upon completion of your Application, you will be notified in writing of your Approval / Denial / or Offer of Other Terms within 2-3 Business Days.
